Rise Elevator Services, LLC. elevator consulting division offers our clients custom maintenance agreements/programs that are custom tailored to the needs/requirements of each building to protect the best interests of the OWNERS, and their assets. 

Our consulting specialist(s) will review your vertical transportation equipment, and provide a property & equipment specific maintenance program, which includes:

•  Mandated maintenance visits. (Monthly, Bi-Monthly, and Annually) 
•  Verbiage to fairly address equipment obsolescence.
•  Covered / not covered repairs and components
•  Fair verbiage for contract cancellation for non-performance, ownership changes, modernization, etc. 
•  Key Performance Indicators and accountability metrics
•  On-site critical maintenance component inventory

Our elevator consulting specialist(s) will perform a thorough evaluation your existing elevator equipment to determine the overall condition, code compliance, and longevity of your vertical transportation systems. 

Our team will then utilize the information collected during our evaluation to determine the level of repairs that are required to maintain code compliance, equipment reliability, and the overall ride quality of the elevator systems, which in some instances does not require full elevator modernizations.

Instances where full modernizations are required, our consulting specialist(s) will:

• Provide a detailed elevator modernization evaluation report, including overall cost estimates.
• Provide custom modernization specification & bid documents including owner specific requirements that will be provided to elevator service providers.
• Analyze each of the bids and provide the owner with a recommendation of award for the company best suited for the modernization project.
• Review all project specific submittals or shop drawings to ensure code & specification compliance.
• Provide ongoing consulting services in the form of progress reviews throughout the modernization process. (Each review will be followed with a detailed report of the observed modernization progress including pictures, and notes of meeting discussions)
• Monthly vendor progress payments / invoice reviews.
• Final project acceptance evaluations & reviews.
• Review of all final project closeout documents to ensure code compliance.

Rise Elevator Services, LLC. wants your team to have peace of mind knowing our consulting specialist(s) will remain involved throughout the modernization process (start to finish) to ensure all services & equipment provided meet or exceed specification requirements.

 It is important to understand elevator maintenance audits are NOT the same as city or state required elevator inspections. Code or jurisdictional required inspections only inspect for specific code related safety violations. These annual inspections may not include or identify wear & tear maintenance items that could affect the overall reliability of your building’s vertical transportation.

Our Consulting Division represents the interests of the property owner and provides the property owner or management team with an “out of the box” in-depth real-time view of their elevator equipment state of repair to the terms of the current maintenance program.

Our Elevator Consulting Specialists understand elevator systems and have industry direct training. This training helps our consultants to identify both mechanical & electrical component deficiencies/weaknesses within your elevators system that could affect the overall reliability of your equipment. This includes investigating equipment that may be overly problematic and offering possible long-term corrections/solutions.

Following our onsite full review & audit of the vertical transportation equipment our consulting specialist(s) will provide an in-depth audit report including, but not limited to discussions on:

• Current maintenance contract terms & pricing.
• The overall longevity of the existing elevator systems.
• Existing equipment technology assessments including equipment obsolescence.
• Equipment performance evaluations.
• Capital planning estimates for partial equipment upgrades/replacement & full modernizations.
• Recommendations may be offered/provided to improve maintenance standards including providing a property/equipment specific maintenance program created by Rise Elevator Services, LLC.
• A detailed list of observed equipment deficiencies, including photographs or video’s that will be provided to the elevator maintenance provider for repairs.

By performing annual vertical transportation maintenance audits, the property owner / owner representation can be assured the elevator maintenance vendor is providing all services as stated within the terms of the maintenance agreement and noted deficient items will be identified and corrected to ensure overall equipment reliability.
